Market Update:
According to the latest data from the California Association of Realtors, Sacramento’s real estate market is heating up. As of April 2024, the active listing inventory has risen by 13.6% compared to last year, with 457 homes on the market. Home sales have only experienced a slight decline of 3.5%, totaling 1,380 sales.
The median home price has climbed to $483,000, reflecting a 5% increase from last year. Homes are selling relatively quickly, with the average property spending just 15 days on the market. Additionally, 28.5% of active listings have undergone price reductions, indicating a competitive market landscape.
So what does this mean?:
For Buyers:
The increased inventory, with a 13.6% rise in active listings, means more options to choose from in Sacramento’s market. Despite a slight decrease in sales, competition among buyers remains relatively high due to the quick average selling time of just 15 days. However, with 28.5% of active listings undergoing price reductions, there are opportunities to negotiate better prices.
For Sellers:
The 5% increase in median home prices to $483,000 is good news, indicating a healthy appreciation in home values. However, the slight decline in sales and the fact that over a quarter of listings have reduced prices suggests that pricing competitively is crucial. Homes are selling quickly, so maintaining a realistic price can help ensure a swift sale in this competitive market.
